Processes, systems and AI that let you add units without adding people at the same pace.

90 to 120 days. Implemented with your team.

Is this for you?

A good fit if

  • You know where the bottlenecks are, from a diagnostic or from experience.
  • Processes depend on specific people and break when they're out.
  • Your PMS, channel manager, cleaning and owner reporting don't work as one system.
  • You want automation and AI tied to hours saved per unit.
  • You're opening a new city or country and want a playbook you can repeat.

Not a fit if

  • You want recommendations but not the change.
  • Nobody on your team can own the new processes.

What I do

Process redesign

Guest, cleaning, maintenance and owner processes with clear steps and owners.

Operating rhythm

Weekly cadence and a few KPIs: units per person, occupancy, turnover cost, owner churn.

Connected systems

PMS, channel manager, CRM and finance integrated, with data the team trusts.

Automation and AI

Messaging, scheduling and reporting automated, with human approval where judgment matters.

New market playbook

What stays central, what goes local, first hires and launch plan.

SOPs and training

Documented so the team runs it without me.

How it runs

  1. First 30 days

    • Priority processes redesigned
    • Owners and weekly rhythm in place
    • Baseline KPIs set
  2. Days 31 to 60

    • Systems connected
    • First automations live
    • SOPs written with the team
  3. Days 61 to 120

    • Results measured against the baseline
    • Team trained
    • Handover and next steps

Done before

Five countries in four years

Between 2022 and 2025 I opened operations in Spain, the US, the UAE, Portugal and Italy, including a UAE entry with around 1,000 rental homes to market. Each launch ran on the same playbook: prove it in one city, write it down, open the next.

Questions

Do we need the diagnostic first?

Not always. If you know your bottlenecks, we start here with a short scoping phase.

Which tools do you work with?

The ones you have, where possible. I suggest new tools only when the process needs them.

How do you measure results?

We set a baseline at the start, such as hours per unit, response times or turnover cost, and measure against it.

Who runs it after you leave?

An owner on your team, trained during the project. I can stay on as fractional COO if you want.

How are fees set?

We agree scope and fees after a first call.

Let's see if this is the right place to start.

After a project, I can stay on as fractional COO to lead execution, a few days a month.
