What counts as a mid-term rental?

A mid-term rental is a furnished stay of roughly one to several months. AirDNA counts stays of 28 nights or more; most tax rules use 30. In the US these stays reached about 46 million nights in 2025, around 19% of rental nights, and grew more than twice as fast as short stays. Operators already get many of them without trying: in Hostfully's data, 30+ night bookings filled about 20% of booked nights.

Is this for you?

A good fit if

  • You run furnished units and want steadier occupancy across seasons.
  • Mid-term bookings happen, but nobody owns them.
  • You want B2B demand: corporate housing, interns and students, healthcare and project workers, relocating families.
  • You need a lease, pricing and process built for 30+ nights, not adapted from nightly stays.

Not a fit if

  • Your buildings or local rules don't allow 30+ night stays, or you don't want them.
  • You're looking for a listing service. I build the channel. I don't resell your units.

Done before

I've worked the demand side since 2013

I started in corporate relocation, then built a mid-term rental platform for universities, companies and relocated people, and launched property management software for mid-term rentals in 2025. I write about mid-term rentals in Forbes and EL ESPAÑOL.

Questions

Will mid-term hurt my nightly revenue?

Only if it's priced wrong. We compare monthly and nightly revenue unit by unit and use mid-term where it wins, often in shoulder seasons and long gaps between bookings.

Who are the buyers?

HR and mobility teams, universities and study programs, relocation firms, insurance displacement housing and project-based employers. Which ones depends on your markets.

Do you handle legal and tax?

No. I design the lease and policies with your lawyer, who validates them for your jurisdiction.

How are fees set?

We agree scope and fees after a first call.

Let's see if this is the right place to start.

After a project, I can stay on as fractional COO to lead execution, a few days a month.
